Redchurch Street/ Chance Street (inc Three Small Houses)
This project consists of the redevelopment and part refurbishment of two connected sites between Shoreditch and Bethnal Green.
The existing concrete encased partially steel framed and loadbearing masonry building, previously used for commercial purposes only, has been extended and undergone a partial change of use on the upper floors. Roof top storey height and four storey side extensions were carefully detailed to both address loading constraints to existing foundations and to continue the solid concrete floor structure. The increase in floors meant that a disproportionate collapse assessment was required. This led to a requirement to install subtle new framing elements to reduce the sensitivity to accidental damage.
The connected site was completely cleared of old derelict buildings and three new, three-storey houses were constructed. The site had suffered heavily from bomb damage and this led to an unexploded bomb survey being required before new piled foundations were subsequently installed.
