For refurbishment projects, it is our role to ensure the condition of the existing fabric was sound before any of these crafted finishes were installed. This includes checking the condition of existing timber joists, their connection to external masonry walls, lintels and foundations. It was important to provide a robust structural floor to limit the deflection for the proposed brittle finishes. We worked closely with HÛT on the exposed Douglas fir timber rafters for the rear extension to maximise the floor to ceiling height with party wall height limit. Careful detailing for the rafters connection details was carried out to provide a clean finish line.
The use of the stack bonding Peterson bricks for the rear elevation wall meant installing additional cavity wall ties and bed joint reinforcements to give the cavity wall extra strength. A custom made lintel created a bespoke brick soffit that framed the crittall door and the rear opening.
These features, when combined, created a fine home shortlisted for the AJ Specification Awards, The Brick Awards & The NLA Don’t Move Improve Awards.
